The Building Safety Act has introduced new mandatory steps and governance - these are known as the Golden Thread and Gateway Regime.
Specific to "higher-risk buildings", a regime of three gateways will require Accountable Persons to consider the big safety issues at three stages of your project:
- Gateway one - the planning application stage
- Gateway two - the pre-construction stage
- Gateway three - when the construction is complete.
Gateway two will provide a hard stop, meaning construction doesn't begin until certain safety requirements have been fulfilled.
The Gateway regime applies to refurbishments of existing buildings as well as new builds.
